NEW PRODUCT - HIGHSPEED 2 Search
You will have no doubt heard about this very controversial new high speed rail network, with phase one being a connection between London and the West Midlands. There has been much speculation about the feasibility of this link but if we are to believe what we read in the press (the jury is still out on this one) then this is now looking more likely.
Thankfully there is now a low cost answer to this potential problem, so whether you believe this will be given the final go ahead or not you can show due diligence for £15.00 + VAT, regardless whether you are handling a residential or commercial transaction.
The GroundSure HIGHSPEED 2 report answers three essential questions:
-What is the maximum speed of the train at the nearest point (data unavailable in other similar searches)?
-What is the distance to the nearest overland and belowground line location?

NEW PRODUCT - Anti Money Laundering

We are pleased to announce the launch of our new App, The Conveyancing Glossary. This App has been built to help anyone involved in buying or selling property, whether you are a solicitor needing to confirm a term used in one of our search reports, or a member of the public who may wish to get a better understanding of the jargon used in the conveyancing process, this app is for you. The Conveyancing Glossary has been compiled by Conveyancing Data Services Ltd, the team behind it have a combined experience of over 75 years in the industry and certainly know their EPCs from their TPOs.

These policies have been designed to be used as either a replacement for a chancel search OR with one if you are in receipt of a chancel search which shows potential liability, the price remains the same in either circumstance.

NEW - Additional cover for our Chancel Liability InsuranceFollowing massive public demand we're pleased to announce the launch of a new £1 million Residential Chancel Insurance Policy.
Whilst this policy's 'little brother' (the £500,000.00 policy priced at £14.95 inc IPT) offers adequate cover for any property, regardless of value, it created a significant demand for a policy which offered a greater level of cover, giving piece of mind to those with higher value properties.
Once again we have worked with First Title Insurance PLC to ensure this policy is priced competitively and we are therefore VERY pleased to confirm the price tag of just £29.95 inc IPT (Insurance Premium Tax).
This policy is as comprehensive as the £14.95 product. It covers successors in title, it recognises any mortgagees, the level of cover is fixed regardless of property value and can be purchased prior to and instead of any search being carried out.
PRICE FREEZE - Chancel Liability Insurance.We are very pleased to announce that we will be keeping the price of our Residential Chancel Liability at the current rate of £14.95 inclusive of IPT. This is despite the Government's increase of IPT to 6%.
No changes have been made to the policy so you will continue to receive £500,000 worth of cover for your clients, their successors in title and the mortgage lenders. It is also worth considering that, due to the planned increase in VAT, the price of a Chancel Search will become more expensive from January.

Private Water & Drainage Search Relaunched!
Conveyancing Data Services is pleased to announce the relaunch of the Private Water & Drainage (PWD) search. The PWD is the only alternative to an Official Drainage & Water search which can be quite costly and often take quite a while longer to be produced.
The product became obsolete when the HIP regulations demanded additional, but superficial, information to be included in the Drainage & Water enquiries. Now these are no longer required we thought it about time to bring back a product that in some cases was almost 50% cheaper than the 'official' alternative.
